Closing Costs to Consider

*Please note, these costs are estimates ONLY for transactions in the province of New Brunswick. Actual costs may vary greatly.

Down Payment: The difference between the purchase price and the amount borrowed to pay for the property (mortgage). The deposit paid with the accepted offer is deducted from the down-payment.

  • Example: Purchase price is $300,000. Deposit is $10,000. Mortgage Loan is $270,000. Remaining down payment will be $20,000.

Land transfer Fees:

  • 1% of purchase price OR 1% of tax assessment (whichever is higher), plus:
  • SNB Registration Fee: $85
  • SNB Certificate of Registered Ownership: $35
  • SNB Property Tax Certificate: $20

Legal Fees:

  • Lawyer: Variable, but expect approx. $1,000 + any Land Title Search fees
  • Title Insurance: $200 – $300
  • Survey Certificate: $1,000+, if required

Property Taxes: Adjustment may be required to reimburse Seller for Property Tax already paid for the balance of the year.

Water and Sewer: Adjustment may be required to reimburse Seller for fees already paid.

  • Water & Sewer Certificate: Approx. $50, if required
  • For your information, the annual rates are as follows (2020):
  • Dieppe: $948/year
  • Moncton: Metered
  • Riverview: $904/year

Fuels: Unless stated otherwise on your Agreement of Purchase and Sale, the practice is for the seller to fill any oil or propane reservoirs. The total cost will be reimbursed by the buyer to the seller at closing.
